CONDITION ANALYSIS

 

A report on the condition of the roof and building envelope components is a powerful risk management tool.  With information such as thermal values, age, condition, damage assessment and expected service life, these data are presented in the form of budget estimate charts and linked to an architectural roof plan and building elevations.  This enables the Owner, or facility manager, to quickly analyze the risk areas, and prepare an action plan to minimize damages to interior components in the event of a breach in the building envelope.

 

A typical Condition Analysis report provides the following information:

  • Building construction type and history (renovations, additions, history of leakage, warranty information)
  • Detailed review of findings explaining the conditions observed during the site data collection
  • Summary of problems and anticipated explanation
  • Photograph Appendix documenting typical conditions
  • Roof Composition data
  • Roof Plan to illustrate:
    • Individually numbered roof sections
    • Location of drainage and discharge
    • Roof mounted equipment
    • Location of observed deficiencies
  • Budget Estimate Chart:
    • Building information
    • Small roof plan for easy identification – colored to match condition index
    • Cost estimate of repairs over 3 year range
    • Cost estimate of replacement over 10 year range

 

Condition Analysis reports are categorized as either intensive or extensive, depending on the amount of data required by the client.

 

Intensive reports include a visual survey of the roof or walls without any intrusive investigation or testing.  The pertinent data is summarized in a one page report format providing photographs and budget information, and may include an outline roof plan.

 

Extensive reports provide a comprehensive review of the roof or building envelope components including core samples.  The data are presented in a multiple section report including an outline or detailed roof plan.  Additional components may include laboratory testing, wind uplift testing, water testing and infrared moisture surveys.
